Gurugram NRI Duped in Rs.10.7 Crore Land Fraud Through Fake Gift Deed

A New York-based NRI, Gaurav Narula, was defrauded of his Rs.10.7 crore Gurugram property through forged documents and impersonation while he was abroad.

A shocking case of land fraud has been reported in Box 01 Gurugram, where a New York-based NRI named Gaurav Narula was cheated out of his property worth around ?10.7 crore using fake documents and impersonation. Gaurav has been living in the United States since 1982 and became an American citizen in 1997. His father, Hans Raj Narula, had transferred an 810-square-metre plot in Sushant Lok 1, Gurugram, to his name in 1991.

Gaurav last visited India in January 2020 and did not know that his land had been illegally sold. The fraud began when Manish Kumar, a resident of Punjab’s Ferozepur district, along with his associates, created forged documents claiming that Gaurav had a brother. They then made a fake gift deed showing that Gaurav had gifted the plot to this imaginary brother. In reality, he is an only son and has no siblings.

The fake gift deed was registered on 3rd June 2024 at the Wazirabad sub-registrar’s office in Gurugram. The accused reportedly used a forged Aadhaar card, a fake PAN card, and even arranged an impersonator to appear as Gaurav. After the fraudulent registration, the plot was sold for ?10.7 crore. Later, investigations showed that ?7.71 crore had been transferred to Manish Kumar’s bank account.

The fraud came to light when a local property dealer noticed irregularities and informed the family. A case was filed, and the Economic Offences Wing (EOW) of Gurugram Police took over the investigation. Manish Kumar was arrested in late August 2025, and police are still searching for his accomplices.

Experts say this case is a warning for Non-Resident Indians (NRIs). They advise NRIs to monitor ownership records, avoid broad Powers of Attorney, use trusted representatives, keep documents safe, register contact details with authorities, use property management services if needed, and link property with Aadhaar and PAN with an active Indian mobile number for OTP alerts.
